Kayla Rivers, an upbeat employee at the Department of Health, is assigned to do a yearly inspection of the wonderful retirement facility Shady Pines Manor. A status report that was supposed to be a breeze quickly turns south as Kayla discovers the mad house that Shady Pines actually is - health and safety codes are failing and the residents run wild! Mr. Shawn, the corrupt, money-crazed owner, does his best to conceal his deteriorating facility and control the crazy residents throughout Kayla's tour. Despite his efforts, Kayla plans to shut down Shady Pines. But before she can break the news to Mr. Shawn, she runs into an unforeseen obstacle: her estranged father, Alvin, is a trouble-making resident at the facility. In order to avoid her father moving back in with her, Kayla goes against her better judgment and decides that Shady Pines will remain open, but on one condition. Mr. Shawn must pour money into the facility in order to bring the place up to code, and Kayla decides to oversee the daily operations to ensure that this happens, despite Mr. Shawn's disapproval.
